Selling your property mainly involves three costs:
Municipal Capital Gains Tax: A local tax calculated according to the number of years you have owned the property and its official cadastral value.
Personal Income Tax — IRPF: This is only payable when there is a capital gain, meaning that you sell the property for more than you originally paid for it.
Certificates: The Energy Performance Certificate and Occupancy Certificate are mandatory.

Property Transfer Tax — ITP: The standard rate is 9%, as updated in June 2026.
Notary and Land Registry fees: These fees are regulated by law.
Administrative fees: These cover the processing of all the required paperwork on your behalf. Buyers under the age of 35 and large families may qualify for reduced tax rates. Ask us about your circumstances and we will check whether you are eligible.
When a property is priced at its current market value and supported by a strong marketing plan, the average selling time in our area is between three and five months. More exclusive properties may take slightly longer because of their specific buyer profile. Our priority is to make the process as efficient as possible. An up-to-date Land Registry extract, known as a Nota Simple
The latest IBI property tax receipt and a certificate confirming that all community fees are up to date
An Energy Performance Certificate

Yes. Any foreigner, resident or non-resident, can buy in Spain. You only need an NIE — Foreigner Identification Number — and a Spanish bank account. We guide you through the entire process.
For resale properties, buyers pay ITP — Property Transfer Tax — in the Valencian Community, plus notary, Land Registry and administrative fees. As a general reference, you should allow approximately 10%–13% on top of the purchase price. We provide the exact breakdown before you buy.
